Zoning Spatial Plans
This is an important land-use planning tool based in the City Spatial Plan of Bratislava. It directs and regulates the development of the city at the zonal level and protects the nature, as well as preserves the cultural sites and monuments in the specific area. The zoning plans which are approved are used, in particular, for land-use decisions and preparation of construction documents.
The zoning plans stipulate the principles and regulations of:
- more complex spatial arrangement and functional use of land, constructions and public transportation and technical capacity of the area; and
- location of constructions on the individual plots of land and within the urban spaces, and the building conditions of the individual construction plots.
The regulations are stipulated for the specific plot of land and define the conditions for construction projects there. Areas which require a zoning plan are defined in the land-use planning documentation (the City Spatial Plan of Bratislava). The zoning plans must be in alignment with the approved binding part of the land-use planning documentation of the superior level, i.e., the City Spatial Plan.
Some zoning plans in Bratislava were procured and approved by the City of Bratislava, while others were procured and approved by the individual city districts. Below, you can find links to the individual zoning plans. We hereby note that the city districts are responsible for the contents of the zoning plans, as they are the ones procuring them.
